Wait! So the 1st ghost that use the elevator was human!!! Maybe that's why he hold him mouth so tight. He didn't want the human to wake up his prey.
Also, is he Astral projecting? The first haunt happens after he tried to go to sleep in the company's bed room and the 2nd haunting proves he was asleep with his coworker confession. That can explain why the human coworker looked like a ghost last night and the ghost looked like a human.
But how and why did he start astral projecting???? The bookmark is the only possible answer I can think of. Someone a few chapters ago, pointed out the bookmark and how it might marks that ghost's victims. And I think they're right. But what if, the bookmark also helps them Astral project?? Thus setting up the hunting grounds.
